What is Epworth Villa?

Epworth Villa is a continuing care community that offers vibrant retirement living for senior adults. Located in Northwest Oklahoma City, Epworth Villa is a not-for-profit community related to the Oklahoma Conference of the United Methodist Church. We offer distinctive apartment, cottage and garden home residences, along with a wide range of convenient services and amenities. These include a wellness center, an indoor swimming pool and areas to focus on your hobbies and interests. Everything is conveniently located on our beautiful 40-acre campus. Epworth Villa offers a complete continuum of services including independent living, assisted living, memory care assisted living and short- and long-term nursing services.

What is a continuing care retirement community?

A continuing care retirement community provides a quality, residential living environment in which senior adults live full, independent lives as actively as they wish, with the assurance of on-site assisted living and nursing care if needed.

Continuing care retirement communities provide private residences in a community setting. Residents can enjoy common areas for dining and other activities, as well as a wide range of convenient services and amenities.

Who owns and operates Epworth Villa?

Our community is a not-for-profit 501 (c)(3) corporation. A volunteer Board of Directors determines the policies and articulates the vision and mission of Epworth Villa. This dedicated group of individuals is comprised of representatives of the Oklahoma Conference of the United Methodist Church, members of Oklahoma City business and professional organizations, and the President of the Epworth Villa Residents’ Association.

What type of residences does Epworth Villa offer?

You’ll find a wide range of options at Epworth Villa, including eleven styles of apartments ranging in size from 405 to 1,464 square feet and eight duplex-style cottages ranging in size from 1,400 to 2,256 square feet.

Epworth Villa has begun development of six new Kensington Garden Homes, offering 2,300 square feet of distinctive living. The Kensington offers the privacy and space of your own home, along with the safety, services and amenities that all Epworth Villa residents enjoy.

What kinds of amenities and common areas are available for residents?

Epworth Villa provides opportunities for a wide range of spiritual, cultural, educational and recreational pursuits. We offer the services of a wellness center with an indoor, heated swimming pool with whirlpool, state-of-the-art fitness equipment, along with group classes in aerobics, stretch and flex and line dancing seven days a week. Other opportunities include a computer lab, ceramics studio, quilting room, card and game rooms, a billiards room, woodworking shop, gardening areas, library, chapel, convenience store and beauty and barber shops. We also provide regularly scheduled transportation to a wide variety of popular area activities.

What kinds of fees are paid by residents at Epworth Villa?

As with most not-for-profit continuing care retirement communities, residents pay a one-time, refundable entrance fee upon moving to Epworth Villa. This fee assures lifetime residential rights in the apartment, cottage or garden home of your choice, access to community activities and all services and programs provided by Epworth Villa. A monthly service fee is paid each month to cover the cost of resident services.

The entrance and monthly service fee varies depending upon the type of residence, number of occupants, type of financial agreement and refund plan selected. Epworth Villa offers residents a choice of two financial programs, each with a choice of three refund options. The Life Care Program offers an amortizing refund, a 50% refund or a 100% refund. The Fee-For-Service Program offers a 50% refund, a 90% refund or a 100% refund.

How do the financial programs differ?

The Life Care Program (Type A) consists of a one-time entrance fee and a comprehensive monthly service fee. Under this program, residents enjoy lifetime residency rights in the apartment, cottage, or garden home of their choice with the financial security of knowing that any short- or long-term health care needs will be met on campus with no substantial increase to their monthly fees other than the cost of additional meals. This is often referred to as the “All Inclusive” plan and acts as a safety net against future high costs of assisted living and nursing care.

The Fee-for-Service Program (Type C) consists of a one-time entrance fee and a comprehensive monthly service fee, providing residents the same lifetime residency rights as the Life Care Program, with the financial freedom of not paying for future short- or long-term health care until needed. Residents under the Fee-for-Service program have access to health care services on campus, with the financial flexibility of only paying for those services that are used, at the time they are needed. The Fee-for-Service Program gives residents the ability to pay for their future health care needs with existing long-term care insurance policies or personal assets.

What is included in the monthly service fee?

The monthly service fee entitles residents of Epworth Villa to enjoy the following services:

  • Full-service dining room
  • Weekly flat linen service
  • Housekeeping services every other week
  • All utilities except personal telephone
  • Basic cable television
  • 24-hour emergency call system in each residence and 24-hour security personnel
  • All exterior and interior maintenance and trash removal
  • Recreational, cultural, educational and spiritual programs
  • Regularly scheduled local transportation for shopping and personal appointments
  • Comprehensive exercise and fitness center with on-site instructors
  • Indoor heated pool and whirlpool
  • Community garden which includes individual gardening space for interested residents
  • 40 acres of beautiful grounds with gardens, walking trails, lake and gazebo
  • Putting green, woodworking shop, art and pottery studio, computer lab, and library with Metropolitan Public Library book exchange
  • Covered parking
  • Meeting rooms, private dining rooms for entertaining
  • Individual mailboxes and mailing services

Is the monthly service fee fixed, or is it subject to change?

The monthly service fee is subject to change. It is reviewed annually by the Board of Directors and management and may be adjusted based on actual operating costs of the community. Epworth Villa strives to maintain its costs at the lowest feasible level consistent with sound financial practices. Notification of any increase in the monthly service fee is given to all residents at least 30 days in advance.

Is there a Residents’ Association?

Yes, every resident of Epworth Villa is a member of our Residents’ Association, which is an active, integral part of the community. The Association and its committees are instrumental in planning and interacting with management concerning many facets of community life. Committees include wellness, dining, welcoming, religious life, plus others that reflect the varied interests of our active residents.

Are any additional services available?

Yes, the community offers the following services for an additional cost:

  • Additional meals
  • Catering services in the residence or private dining room
  • Beauty and barber shop services
  • Convenience store/gift shop purchases
  • Personal laundry/dry cleaning
  • Package mailing services
  • Guest apartments
  • Personal transportation

What health care services are available?

Epworth Villa is committed to supporting residents’ health, wellness and independence. Our health care neighborhoods have continually been recognized by the Oklahoma State Department of Heath for outstanding care. Our on-site health services include:

Courtesy Clinic: Epworth Villa staffs an on-site clinic where residents may meet with a nurse and be examined as an outpatient.

Traditional Assisted Living: Epworth Villa provides residents with necessary assistance with their activities of daily living in a residential environment designed to maintain an optimal level of independence and autonomy.

Memory Care Assisted Living: Epworth Villa provides quality care for residents with Alzheimer’s disease and other forms of dementia in a specialized assisted living program. Designed under the guidance of nationally recognized memory care specialists, our innovative residential environment promotes independence, dignity and self-esteem.

Nursing Care: Epworth Villa operates a licensed nursing care program. If you require such care, qualified, licensed and certified professionals will provide nursing care on a 24-hour basis.

Skilled Nursing Facility (SNF): Epworth Villa operates a Medicare-certified Skilled Nursing Facility which provides the highest quality of nursing and rehabilitative care. Our professional staff is dedicated to helping residents attain the highest level of independence by meeting their individual needs.

How do I become a resident?

Becoming a part of the Epworth Villa community is easy:

  • Schedule a personal visit with one of our knowledgeable marketing counselors to learn more about the benefits and value of retirement living at Epworth Villa.
  • Select the apartment, cottage or garden home that best suits your preferences, and make a refundable reservation deposit.
  • Complete and submit your application forms.
  • Meet with Epworth Villa staff for your medical and social evaluations.
  • Personalize your apartment, cottage or garden home.
  • The remaining balance due of the entrance fee, less your reservation deposit, along with your first month’s monthly service fee is due at move-in.
